In the spirit of Valentine’s Day, we will discuss love. Buyers often describe knowing that a house is right within the first 60 seconds. Similar to love at first sight.

Keep this concept in mind when you are preparing your home for sale.

A buyer may get that special feeling in the first minute in your home. Consider where most buyers spend their first 60 seconds - and pay special attention to these areas.

A typical buyer might admire the house from the outside and then spend their first minute proceeding through the front door, through the foyer, and into the kitchen and family room.

You don’t necessarily need to do expensive renovations to make a good impression. Repairs, decluttering, decorating, painting and a little staging can go a long way.

When you are a buyer - set practical parameters for your search- but don’t discount the initial feeling a house gives you. Gut feeling, love at first sight...whatever you want to call it - it's okay to wait for the house that makes you feel special!
