Get the kids, pets and yourself out of the house - someone is coming! Not to panic, it's just an agent with their clients. Private showings are stressful, unpredictable, but essential to selling your home. Most homes are sold via private showings from buyer agents, not via openhouses.

So, when your home is for sale, you need to expect & accommodate private showings.

But having your house for sale, and managing your life around showings can become chaotic. We can control the situation, and lessen the stress, by defining acceptable showing times, and requiring appropriate notice. Available showing times will be different for each household. Families with newborns, often have strict bedtime requirements, restricting evening access, for example. Requiring a certain amount of notice is important, and will allow for the seller to prepare the house for buyers, and vacate with ample time. Sellers also have veto power over all showing requests - as it is their home at the end of the day. A viewing can almost always be rescheduled.

You want your home to be accessible in a controlled and orderly way that allows you to still live your life. Finding the right balance is key, as the time it takes to sell a house is unpredictable.
